Thomas L. Patterson is in the Real Estate Transactions Group of the firm. Mr. Patterson concentrates on the business, tax and legal structuring of property purchases, joint ventures and other property acquisition, leasing, investment and sales vehicles. Mr. Patterson assists clients in negotiating transactions, reviews and prepares documentation, and analyzes other legal aspects of properties and investments. Mr. Patterson has been involved in the structuring, negotiation and documentation of numerous high profile mixed used projects in Maryland and Virginia, and in the structuring and implementation of complex joint ownership vehicles for the acquisition and development of income producing property such as participating master leases, "downreits," co-ownership arrangements and more conventional partnership and limited liability company structures. During his career, Mr. Patterson has had broad experience in ground leases, commercial leasing, real estate financing (for both lenders and borrowers), multi-state portfolio acquisitions, and the planning and documenting of tax-free exchanges and other tax-sensitive acquisition, development, ownership, leasing and sale structures. Apart from these activities, Mr. Patterson assists developers and active and passive individual and institutional investors on a variety of complex and more conventional commercial real estate matters. During 1997-1998, Mr. Patterson was Vice President - Real Estate Counsel for Federal Realty Investment Trust, a publicly traded REIT based in Rockville, Maryland. During his tenure, Mr. Patterson oversaw and implemented the legal and property review aspects of a $400 Million national acquisition and development program for retail and mixed used properties.
