Ralph Rodak is a partner in the firm's Real Estate Practice Group, maintaining offices in both Philadelphia and Berwyn. He represents developers, investors and lenders in real estate related matters, with primary emphasis on transactional work such as sales and acquisitions, leases, financings, joint ventures and the restructuring of troubled transactions.
Investment. Ralph represents a mix of individuals, partnerships and institutions in their real estate investment activities. Ralph is experienced in structuring joint ventures and has represented both money and developer partners in projects ranging from low income apartments in the Philadelphia area to upscale condominiums in Greenwich, Connecticut to office buildings in Seattle, Washington.
Financing. A significant portion of Ralph's practice revolves around the financing of real estate, with increasing emphasis on accommodating the competing interests of secured lenders and equity participants in commercial projects. He regularly counsels lenders on alternative ways of structuring transactions in order to achieve customer goals while protecting the lender's position. Ralph has substantial experience in representing both lenders and borrowers in negotiating multilender construction loans and lines of credit secured by real estate assets.
Development. Ralph represents a broad mix of developers in their development activities, including developers of apartment projects, residential communities, shopping centers and suburban office and industrial buildings. Ralph has assisted developers in crafting alternatives to traditional deal structures, including construction management arrangements and management contracts with equity participations. Recently, Ralph represented Trammell Crow Company in the structuring of separate joint venture arrangements with two national REITs for the development of speculative and build-to-suit industrial and office projects throughout the United States.
Leasing. A substantial focus of Ralph's practice is the leasing of commercial real estate, representing both landlords and tenants in leasing transactions in the Delaware Valley and across the country. Ralph has represented both landlords and tenants in retail, office and industrial leases, ranging from in-line leases of neighborhood shopping centers to build-to-suit corporate facilities for national corporations. As in the other areas of his practice, Ralph's breadth of experience in representing different interests in leasing transactions allows him to focus on practical solutions to conclude negotiations in a timely and cost effective manner.
In General. Ralph and his family reside in Berwyn, Pennsylvania. An amateur photographer, Ralph indulges his hobby with the assistance of his three daughters (who offer ample opportunity for him to hone his negotiating and crisis management skills). |
