Paula Nodwell graduated from the University of North Texas with a Bachelor's degree in Fine Arts and from Baylor University achieving an MBA with an emphasis on executive and international business. She is a CPM and a CCIM. Additionally, she is a State Certified General Appraiser for the State of Texas as well as a licensed broker for the State of Texas. Paula began her career in real estate as the sales manager for a Dallas based residential real estate company, accomplishing the goal of having the top producing office in the firm. In 1980, she began her career in commercial real estate in Midland, Texas, becoming the property manager for a California owned portfolio of properties. In 1983 she moved back to Dallas where she began her career with General American Life Insurance. Promotions were achieved in 1986, 1989 and 1996, when she became the only woman field vice president in the company. While at General American, she had full responsibilities for all operations of an $80 million portfolio of equity and foreclosed properties throughout Texas and Louisiana. Properties included high-rise and garden office buildings, retail strip centers, apartments, warehouse/flex/tech space and motels. Through effective leasing and marketing of the foreclosed properties, as well as rehab where appropriate, she sold the properties at higher than anticipated prices resulting in decreased write-offs to the company. Paula's responsibilities included lease negotiations, asset/property management, acquisitions, dispositions, construction/project management, capital/operating budgets, developing leasing and marketing strategies, policy, procedures, systems and controls. In 1997, she developed a 500,000 sf warehouse/tech project for the company that won an AIA award in 1998 for coming in ahead of schedule and under budget. Shortly after completion of the project the company sold its portfolio at which time Paula became an independent real estate consultant. Prior to joining Mohr Partners, Paula was engaged by the Trammell Crow Company to assist in various management assignments. She handled the due diligence for the sale of a $100 million portfolio of properties for Bank One working closely with the attorneys for both the buyer and the seller through its completion to closing. She was honored by both the buyer and the seller at a closing dinner for her exhaustive efforts. In addition to handling due diligence for the Bank One portfolio sale, Paula was also responsible for leasing, acquisitions and dispositions for over three hundred fifty properties totaling five million square feet located throughout Texas, Louisiana and Oklahoma. She also acted as the senior asset manager for a two million square foot portfolio of office buildings for SITQ, a large Canadian pension fund. Paula began her career at Mohr Partners as a Senior Portfolio Account Manager, handling accounts for such clients as Great West Life Insurance Company and Renal Care Group. She was promoted to the Director of Portfolio Account Management in 2002 where she had numerous duties, from client service to existing accounts to specialized projects. In December 2002, Paula was promoted to Managing Partner of the firm. She is presently responsible for new business development and training new brokers for the company. |
