Eric Menkes Biography :

Eric Menkes is a partner in Duval & Stachenfeld’s Transactional Department, and a member of the Firm’s Real Estate Practice Group. He joined the Firm in 1998.

While familiar with all aspects of commercial real estate transactions, Eric is an expert in the negotiation of commercial leases, representing both tenants and landlords.

On behalf of retail tenants, he has represented Gucci, Yves Saint Laurent, Sergio Rossi, Prada, Jil Sander, Church’s Shoes, Circuit City, H&M, Polo Ralph Lauren Corp., and Club Monaco, among other clients, in street retail, shopping center, outlet mall and warehouse leases. On behalf of landlords, he has represented institutional and non-institutional owners of office buildings and retail developments. He has handled the office leasing programs in New York City Class A office buildings totaling over 5,000,000 square feet.

Since joining Duval & Stachenfeld, Mr. Menkes has also handled numerous sales and acquisition matters, including the acquisitions of a $560 million New York City office building and the corresponding $350 million CMBS financing, a 600,000-square-foot Atlanta office tower; office buildings in San Diego and suburban Washington, D.C.; a Dallas shopping center; a major Atlanta hotel; and a controlling interest in a Minneapolis condominium office building. He represented the purchaser of One Times Square, a major Manhattan office tower that derives substantially all its income from exterior signage.

Mr. Menkes was previously with Richards & O’Neil in New York City. In addition to his leasing, sales, and acquisition work there, he represented investment funds and commercial banks in the making and restructuring of virtually all types of commercial loans. He handled the origination of out-of-state multiple-property loans; the restructuring and sale of defaulting loans; and the sale of foreclosure bids on troubled properties.

Mr. Menkes lectures to the International Council of Shopping Centers, of which he is a member. He is also a contributor to The Practical Real Estate Lawyer, a lecturer before the Real Property Law Section of the New York State Bar Association, and a former a member of the Committee on Housing and Urban Development of the Association of the Bar of the City of New York. He is former Chairman of the Board and Counsel for Miracle House of New York, Inc., a not-for-profit housing agency. Mr. Menkes graduated with a J.D. from Benjamin N. Cardozo School of Law in New York City (cum laude) and with a B.A. from Wesleyan University in Middletown, Connecticut (cum laude). At Cardozo Law School, he was Notes and Comments Editor of the Cardozo Law Review.

Mr. Menkes is admitted to practice law in New York.
