David Eldridge concentrates his practice in the areas of commercial real estate and commercial lending. Mr. Eldridge's recent work has included all aspects of development of large-scale, multi-and mixed-use projects having values of $150-$500 million in different states throughout the Southeast, including acquisition contracts, zoning and other land-use regulation, professional service contracts, utility and other service provider contracts, public/private development agreements, tax increment financing, environmental remediation, joint venture agreements, condominium creation, multi-layered cross-access and other easements and declarations of restrictive covenants, complex due diligence and title and survey issues, wetlands and other natural resource protection issues, outparcel sales, anchor leasing, and development, construction and mezzanine financing. Mr. Eldridge also has extensive experience in the negotiation and closing of loans ranging in amounts from thousands of dollars to the hundred millions for both borrowers and lenders, like Bank of America, BB&T, Citibank, Regions Bank, Prudential Insurance Company of America, and other institutional and private lenders, for the acquisition, construction, mezzanine and permanent (including conduit) financing of all types of commercial real estate projects, including large-scale mixed-used projects, affordable housing projects, big-box developments, apartment projects, grocery-anchored shopping centers, office developments, condominium projects, manufacturing facilities, nursing homes, large-scale residential lot developments, and golf courses. Mr. Eldridge's lending experience also includes negotiation and closing of various asset-based loans, including SBA-insured loans and accounts receivable financings; representation of lending institutions and the Resolution Trust Corporation and its agents in loan workouts, foreclosures, collections, and settlements; negotiation of legal opinion letters; and service as local counsel in multi-state financing transactions. Mr. Eldridge also has extensive experience in zoning, land planning and other governmental affairs. He also practices in the areas of condemnation actions, tax arbitrations, and appeals of both; natural resource preservation; representation of landlords and tenants in office, retail and industrial leasing; and the negotiation and obtainment of sophisticated title insurance coverages. Recent and past experience has also included the negotiation, documentation, and closing of residential assemblages for redevelopment. Mr. Eldridge's work has also included representation of clients in legislative efforts in the United States Congress and the Georgia General Assembly. Over the past several years Mr. Eldridge has also worked on affordable housing projects in several states involving 221(d)4 loans, HOME funds, AHP loans, Continuum of Care loans, as well as low-income housing tax credit investments. Mr. Eldridge has also served as legal counsel for one of Atlanta's premier residential real estate developers and has been involved in all aspects of large-scale residential developments, including zoning, permitting, infrastructure development, public/private agreements, intergovernmental agreements, development agreements, lot sales, construction and supplier contracts and disputes, joint ventures, and acquisition and development loans. In a sojourn from the practice of law, Mr. Eldridge also served as Southeastern Sales Manager for a major title insurance company, gaining valuable contacts and experience in the preparation and negotiation of premium bids, as well as underwriting, for title insurance for large, multi- and single-site transactions. Mr. Eldridge's experience also includes service as de-facto general counsel for entrepreneurial, mid-growth companies, involving selection and management of outside counsel, form preparation and management, personnel decisions, and general business advice. Mr. Eldridge has also been active and served in leadership roles with environmental, arts, and other 501(c)(3) organizations, including management of relationships with for-profit entities. For nearly a decade Mr. Eldridge served on the Board of Trustees of The Georgia Conservancy and as its legislative liaison for two years. Mr. Eldridge was President of Friends of the River for several years and was part of the team that sought and achieved passage of the bill creating the Chattahoochee River National Recreation Area. He also assisted in the passage of amendments to Georgia's Metropolitan River Protection Act. He has also assisted several entities, like The Trust for Public Land, The Nature Conservancy, and The Georgia Conservancy, on various land preservation and conservation easement projects.
