Mr. Eftink concentrates his practice in the areas of state and local tax, commercial real estate and bond financing. In addition, he assists major U.S. and international companies in their expansion and relocation projects throughout the country. Such assistance includes the negotiation of ad valorem property tax abatements, sales tax exemptions, income tax credits, grants, tax increment financing arrangements, the mitigation of impact fees and other tax incentives. For each new project, Mr. Eftink prepares a customized presentation that will provide state and local economic development representatives with an overview of the company and the particular project. Mr. Eftink's vast experience on incentive projects allows him to "think outside the box," which is critical when a project fails to meet the criteria of statutory incentives or when a community's first proposal fails to close the gap on financing. He is instrumental in coordinating a meeting with state and local representatives to negotiate the incentives and helps to complete any applicable incentive applications. Once the incentives have been negotiated, Mr. Eftink prepares a formal agreement to document the incentives and, subsequently, prepares compliance reports and monitors deadlines to confirm that any reporting requirements are satisfied in a timely manner. Mr. Eftink has negotiated tax incentives for projects in 29 states and has developed a vast network of state and local representatives throughout the country. In 2007, he served on Nashville's Partnership 2010 Policy and Incentives Taskforce which served to formulate an incentives policy for Middle Tennessee, and he also participated in Tennessee Governor Phil Bredesen's Trade Mission to China.
