Description of Practice:
Mr. Nielsen is a partner in the firm's Orange County office. Mr. Nielsen's practice involves all aspects of real estate transactions, including acquisitions and dispositions of individual properties as well as multi-property transactions, leasing of office, industrial and retail properties, development of commercial and residential projects and preparation and negotiation of complex "build-to-suit for sale" transactions, indemnity agreements, CC&Rs (both traditional and industrial/office condominium), easement agreements, reciprocal easement agreements, subordination, nondisturbance and attornment agreements, telecommunication license/access agreements and miscellaneous broker agreements.
The following matters are representative of Mr. Nielsen's recent and current transactions:
Represented a developer in the acquisition of raw land in San Bernardino County, California and ultimate development and disposition of 7 separate "build-to-suit for sale" industrial buildings totaling approximately 4,000,000 square feet and over $225,000,000 in sales proceeds.
Represented a developer in the development and disposition of 8 separate "build-to-suit for sale" industrial buildings in Santa Fe Springs, California totaling approximately 350,000 square feet.
Represented a national REIT landlord in the leasing of two separate industrial buildings (each containing more than 1,000,000 square feet of leaseable space) located in Illinois and Georgia.
Represented (and currently representing) a national pension fund landlord in the leasing of over 5,000,000 square feet of industrial space in Southern California, including the largest lease executed in Orange County, California during the first half of calendar year 2005.
Represented (and currently representing) a landlord in the leasing of approximately 1,000,000 square feet of retail space located in Orange County, California, including the negotiation of "big-box" leases with major tenants.
Represented a seller in 6 separate transactions involving the disposition of over 2,000 residential lots to national home builders.
Represented national home builder in the preparation and negotiation of infrastructure improvement and cost sharing agreements.
Represented 2 separate national landlords in the leasing of entire multi-floor office buildings (comprising in excess of 300,000 square feet of office space) to national tenants.
Represented (and currently representing) numerous landlords in the leasing of approximately 10,000,000 square feet of office space located in California and Arizona.
Mr. Nielsen is the co-author of the article entitled "Miscellaneous Lease Provisions, What You Don't Know Can Hurt You", published in the Winter 2003 Edition of the California Real Property Journal.
Mr. Nielsen is actively involved on the Executive Committee of the Urban Land Institute's Orange County Chapter and is a member of the American Bar Association, the United States District Court (Central District of California), the State Bar of California and the Orange County Bar Association.
Educational History:
Mr. Nielsen received his B.A. in Economics with a minor in Management from the University of California, Irvine in 1995. He received his J.D. from Loyola Law School in 1999, where he was a member of the Loyola of Los Angeles Law Review. |
